The Gears of War 2 Guide sealed new: 30 - 40$ US version
Used: 10 - 15$
I would hold on to it till the release of Gears of War 3 and I would recommend to sell (if you want to sell it) to the European Market if it is the US version. On eBay it can hit easy the 25 -30£ but it is a guide that will increase in value.

i would say thats a reasonable amount assuming the condition is ok, the guys wanting $400 well lets just say they wont be selling theres
