Not a CE, but definitely Collectible, but how much so?

So I found a sealed Myst III Exile game that is in its original factory seal, but it has been double-labeled.

Here is a picture. Anyone ever seen a double-labeled sealed game before? I know they are rare, but how collectible do you think it may be? Thanks
